Welcome to IV Properties, Inc. We are a locally owned and operated full-service property management company specializing in Isla Vista rentals. Our management team has an in-depth knowledge of the idiosyncratic world of leasing in IV, and has professionally managed hundreds of units in Isla Vista over the last 20 years. 

We take pride in our properties and ensure our residents, and their parents, have a strong line of communication with us. For many this is the first time away from home, and we understand that it is exciting yet confusing all at the same time. From maintenance requests to questions regarding your lease, we respond quickly and professionally to all concerns. Rent is easily collected online and maintenance requests can be made in seconds through our website. 

Our portfolio of higher end rentals in Isla Vista offers apartments on the quieter side of town, large houses on Del Playa and Sabado Tarde, and all size units in between. Such variety ensures a place to fit most everyone's housing needs. 

We believe that our owners’ properties should be cared for and maintained with the highest standards. Properties are inspected during the lease term so that any maintenance necessary is performed in a timely manner. Detailed records and documentation are kept with each property turnover, and throughout the lease, to ensure reasonable and correct charges for damages. We are transparent and fair with these practices. Our owners have access to all reporting and records, and it is fair to say we manage their properties as if they were our own.
